Plymouth, MN - Real Estate Statistics - May, 2009

Here are the latest statistics from the Minneapolis Area Association of Realtors for Plymouth. The chart explains itself, but in a nutshell, there were a whopping 11.8% less single family homes on the market by the end of May this year than last year.

The housing affordability has not been this good since 2004, according to the association. I believe that we’re near the end of the price cuts, too. Plymouth’s average sales price for May alone was 7.2% above last year’s average sale price.

What this says to me is that Plymouth homeowners are digging in and not allowing their homes to be undersold.  This signifies that the market is becoming more balanced.  If home owners can’t sell their home for what they want, they’re not going to list in the first place.  CLICK ON THE CHART FOR A LARGER PICTURE!

Plymouth, MN Real Estate - Current Housing Statistics - March, 2009

This month’s report about the housing statistics in Plymouth shows that the number of homes listed on the market has dropped 22.7% for single family homes and 16.7% for town homes and condos.  Meanwhile, new listings are only down 2.1% this year over last year at the same time.  That means that many of the homes that were listed last year are not re-listing this year.

Why would that be?

One reason is that folks realized that they couldn’t get the price that they wanted for their home last year, and would probably have to sell it at a loss.  Not many of us can afford to do that.  Therefore, they’re going to sit tight for a while.

The other reason is that some of last year’s listings are now bank-owned properties.  The banks are notorious for being slow at returning these homes to the market for sale.  They are burdened with bureaucracy and inept employees.  Sorry, banks!  Just speaking from experience!

Plymouth, MN Home Prices Up Almost 6%!

There are several reasons why Plymouth, MN was chosen as the Number One Best Place to Live in America.  I’ve mentioned some of them in past posts.

Here’s my very favorite reason…especially, since I live in Plymouth.  The values of our homes remain high compared to other communities in the Twin Cities and the rest of the nation.  The average sales price of a home in Plymouth is up almost 6% over last February.  We have less homes on the market this year, but they are selling at a faster clip.  A glimmer of hope, to be sure!

Reason #4 Why Plymouth, MN is Rated as Best Place to Live in the U.S.

There are several reasons why Plymouth, MN was chosen as the Number One Best Place to Live in America.  I’ve mentioned some of them in past posts.

Here’s my very favorite reason…especially, since I live in Plymouth.  The values of our homes remain high compared to other communities in the Twin Cities and the rest of the nation.  Only Edina and St. Louis Park fared better than Plymouth.  Here’s the low down on the entire year for Plymouth.

Top 100 rank: #1 Plymouth, Minnesota!

What’s so good about Plymouth?

Heck, I live here so of course I’m going to have a few complaints here and there. But mostly, the place is great.

Why? Well, Plymouth stretches from Highway 169 to a little past Highway 101. The vastness of this area makes for a huge difference in types of population (demographics).

For the most part, the east side reflects Armstrong High School and a lot of apartments and Section 8 town homes. Not that there’s anything wrong with that!12903 45th Avenue North, Plymouth

The west end is made up of single family homes that range anywhere from $200,000 to $1,000,000. Yes, that’s right…$1,000,000. The majority of kids go to Wayzata High School. But there are Section 8 town homes and condos in this neck of the woods, as well.

Price It Right and It Will Sell In Maple Grove and Plymouth, MN

You know it… I know it.Lookout From A Sweet Spot in Plymouth

The real estate market has been horrible. Except…for my listings.

“Oh really”, you say. Yes, oh really.

I priced them right.

If you have a home listed that’s not selling or if you let it expire because it didn’t sell, chances are that you had your price too high. You either didn’t care if you sold or didn’t feel that you could walk away with little or no profit. Deep down, you knew you had it priced too high, but you stood firm and figured someone would come along and pay it.

Unfortunately, it just doesn’t work that way for most of us. The numbers speak for themselves. If your Realtor did a market analysis for you, you pretty much knew what price your home should have been listed at. If the price was right and you still didn’t get any offers, you probably needed to have it staged. If you didn’t have it staged, your Realtor should have given you feedback from your showings letting you know what others thought of the home.

It’s very important to price it right in the first place. The first two weeks of the listing is when you will get the most showings. If the price is too high, you just closed a big window of opportunity!
